This study was guided by three specific objectives that included, assessing the effectiveness of revenue management in KCCA, identifying the challenges associated with revenue management, and to establish the mechanisms for improving revenue management. The study adopted a cross sectional research design and as such, data was collected once without repeat. A quantitative approach employing questionnaires to collect data was adopted. 127 questionnaires were dispatched and a response rate of 91.3% was realised. SPSS was used to undertake the descriptive analysis. The results show that revenue management in KCCA was ineffective. This was largely demonstrated by low scores in such aspects as employees’ competence, revenue projections accuracy, and revenue collection processes, the amount collected, access to information, and budgeting. In terms of the challenges unethical behaviour, large number of defaulting clients, large number of businesses that do not pay fees, poor record keeping, and high costs emerged as the salient factors. In regard to mechanisms to improve revenue management, employing modern technology, hiring of competent employees, enshrining ethical behaviour, operating in an accountable and transparent manner, and devising means to reduce costs associated with revenue management were advanced.
