Abstract
This study explores the factors that influence the implementation of real estate projects in Kampala Capital City Authority. With a focus on the intricate dynamics between the Authority and the various industry players. This research delves into the key drivers and barriers to real estate development and growth within Kampala. Through extensive fieldwork, surveys and interviews, this study uncovers the role of Kampala Capital City Authority as the real estate regulator and its role in bringing about technical benefits in real estate, attracting investors, guiding real estate developments and bridging the growing deficit in housing. The findings shed light on the strategies to formulate policies to regulate real estate projects, improve planning in relation to investing in real estate and improve understanding of real estate projects. This study offers the first empirical evidence exploring real estate projects in Kampala Capital City Authority and suggesting recommendations such as ensuring that Banks provide friendly interest rates to allow people take up the mortgages and increase their uptake, as well as having real estate developers consider providing information to the target clients to allow them make timely options between taking on the condominiums or not .In Conclusion, the uptake of the real estates by the clients is still low. However, Banks should become a enabler for provision of friendly interest rates to allow people take up the mortgages and increase their uptake. Also, real estate developers should prioritize their target clients and carry out independent evaluation of the retail and residential real estate projects opportunities, since this is most likely to increase the real estate clientele in Uganda.
